The number of available homes for sale in Orange County continues to rise and is up by 347 in the last 2 weeks and up 84% since March. On a positive note, the number of distressed homes has declined to 4% of active listings countywide from 14% this time last year.
In Coto de Caza, there are presently 103 homes listed for sale and 18 new escrows have opened in the last 30 days. The market time to sell a Coto de Caza home is presently averaging just under 6 months. Interest rates on a 30 year mortgage rate are unchanged from last week at under 4.5% with the 15 year at just under 3.5%. Both rates require .7% in origination cost.
