The number of available homes for sale in Orange County continues to rise and is up by 347 in the last 2 weeks and up 84% since March. On a positive note, the number of distressed homes has declined to 4% of active listings countywide from 14% this time last year.

The market time to sell a Coto de Caza home is presently averaging just under 6 months. Interest rates on a 30 year mortgage rate are unchanged from last week at under 4.5% with the 15 year at just under 3.5%. Both rates require .7% in origination cost.
