There are currently 101 homes listed for sale in Coto de Caza.  The least expensive home on the market is a 1987 square foot condo on Via Conejo that is listed at $445,000.  The most expensive listing measures 14,000 square feet, sits on over nine acres and is listed for $10,995,000, it has been on the market for over a year.  There are an additional 25 homes in escrow at this time.
Since the first of the year, 190 homes homes have closed escrow in Coto de Caza.  The least expensive sale year to date was a 1350 square foot condo on Oak Knoll which closed for $399,000.  The highest sale this year was a home measuring 8600 square feet that sat on 2 acres on Pradera that sold for $7,500,000.  This home was on the market for 439 days.
Most experts had predicted that mortgage rates would have risen by now as the Fed was expected to raise rates at the end of the summer.  As this hasn’t yet occurred, rates are little changed and actually fell in the last week.  The 30 year fixed fell from 3.82% to 3.79% last week and the fifteen year fixed dropped from 3.03% to 2.98%.

As we move solidly into the fall, Coto de Caza real estate market activity has slowed but well priced homes continue to sell. There are 99 homes listed for sale in Coto de Caza with an additional 29 in escrow. The lowest priced active Coto listing is priced at $445,000, is located on Via Conejo in The Village and measures 1987 square feet. The most expensive home on the market in Coto is in The Los Ranchos Estates, measures 14,000 square feet, sits on 9.5 acres and is priced at $10,995,000. Since the first of the year 181 homes have closed escrow in Coto. The lowest priced sale was a 1350 square foot condo on Oak Knoll which closed at $399,000. The highest closed sale was on Pradera, was 8600 square feet and sold for $7,500,000. Mortgage news continues to be good as rates declined further last week. The 15 year fixed dropped below 3.0% to 2.99%, the first time in six months to see a rate that low. The 30 year fixed fell from 3.85% to 3.76%. The real estate market in Coto de Caza remains busy as we approach the half way point for the year.  There are 118 homes listed for sale in Coto de Caza with an additional 26 homes in escrow.  The least expensive home currently listed for sale is a 2125 square foot condo on Avenida La Caza which is priced at $480,000.  The highest priced active listing in Coto is a 9000 square foot home on Sandia Way that sits on 6.4 acres and is priced at $10,700,888.  Since the first of the year 129 escrows have closed on Coto de Caza homes.  The least expensive closed sale was $399,000 for a 1350 square foot condo on Oak Knoll, the highest priced closed sale was $7,500,000 for an 8600 square foot home on a 2 acre lot on Pradera Rd.  Coto de Caza mortgage rates were little changed last week with the 15 year at 3.21% and the 30 at 4.02%.  In Orange County housing news, the average home price hit $610,000 in May, the highest level in 7 years.  If you are considering the sale or purchase of a home in Coto de Caza, Dove Canyon, Robinson Ranch, Las Flores, Rancho Santa Margarita, Wagon Wheel Canyon, Ladera Ranch or anywhere else in Orange County, please give us a call.

The Coto de Caza real estate market may be approaching it’s seasonal slow down.  The number of active listing has jumped to 105 from the mid eighties where it has been for most of the first part of the year.  Additionally, price reductions have become the new norm.  Of the 101 homes sold since the first of the year, all but 22 had price reductions before going in to escrow.  Of these 101 closed sales, the lowest priced home was a 1350 square foot condo on Oak Knoll which sold for $399,000.  The highest priced sale year to date was for an 8600 square foot home which was located on a 2 acre lot which closed at $7,500,000.  Of the 105 active listings, the least expensive home is a condo on Avenida La Caza which is priced at $480,000 and the highest priced home measures 9000 square feet, sits on 6.5 acres and is offered at $10,750,000.  There are an additional 35 homes in escrow.  Mortgage rates fell slightly last week.  The thirty year fixed went from 3.85% to 3.84% and the 15 year dropped to 3.05%.  If you are considering the sale or purchase of a home in Coto de Caza or any of the surrounding communities including Dove Canyon, Robinson Ranch, Rancho Santa Margarita, Ladera Ranch, Wagon Wheel Canyon, Las Flores or any where else in Orange County California, please give us a call.

Rancho Santa Margarita which is located just outside the Antonio Parkway entrance to Coto de Caza was recently named the safest city in the state of California as well as the fifth safest city in the country.  The statistics are calculated for cities with populations greater than 25,000.  Coto de Caza, with a population of approximately 14,000, lies in an unincorporated portion of Orange County and is not included in the statistics.  The data is based on an analysis of FBI records and was conducted by Neighborhood Scout.  Rancho Santa Margarita’s mayor pro tem Brad McGirr stated that over 50% of the city budget goes towards public safety.  For more information on the Public Safety of RSM, please see the City’s Website here.
