There are currently 101 homes listed for sale in Coto de Caza.  The least expensive home on the market is a 1987 square foot condo on Via Conejo that is listed at $445,000.  The most expensive listing measures 14,000 square feet, sits on over nine acres and is listed for $10,995,000, it has been on the market for over a year.  There are an additional 25 homes in escrow at this time.
Since the first of the year, 190 homes homes have closed escrow in Coto de Caza.  The least expensive sale year to date was a 1350 square foot condo on Oak Knoll which closed for $399,000.  The highest sale this year was a home measuring 8600 square feet that sat on 2 acres on Pradera that sold for $7,500,000.  This home was on the market for 439 days.
Most experts had predicted that mortgage rates would have risen by now as the Fed was expected to raise rates at the end of the summer.  As this hasn’t yet occurred, rates are little changed and actually fell in the last week.  The 30 year fixed fell from 3.82% to 3.79% last week and the fifteen year fixed dropped from 3.03% to 2.98%.

As we move solidly into the fall, Coto de Caza real estate market activity has slowed but well priced homes continue to sell. There are 99 homes listed for sale in Coto de Caza with an additional 29 in escrow. The lowest priced active Coto listing is priced at $445,000, is located on Via Conejo in The Village and measures 1987 square feet. The most expensive home on the market in Coto is in The Los Ranchos Estates, measures 14,000 square feet, sits on 9.5 acres and is priced at $10,995,000. Since the first of the year 181 homes have closed escrow in Coto. The lowest priced sale was a 1350 square foot condo on Oak Knoll which closed at $399,000. The highest closed sale was on Pradera, was 8600 square feet and sold for $7,500,000. Mortgage news continues to be good as rates declined further last week. The 15 year fixed dropped below 3.0% to 2.99%, the first time in six months to see a rate that low. The 30 year fixed fell from 3.85% to 3.76%. After several years of sitting in disrepair, the much beloved Coto de Caza general store may be preparing for a rebirth.  After years on the market, the store was acquired recently by Larry and Carol Guesno.  They have been sharing their plans with members of the community and the responses have been overwhelming positive.  The plans include an upscale restaurant and wine bar, meeting space as well as offices.  The new facility was designed by Todd Voelker of T.S. At this time there are 83 homes listed for sale in Coto de Caza.  The lowest priced home is listed at $525,000, is located on Avenida La Caza and measures 1,000 square feet.  The most expensive home listed for sale continues to be the one on Secoya Way which measures 16,000 square feet, sits on 9.5 acres and is priced at $19.900,000.  There are an additional 49 homes that are in escrow.  Since the first of the year 39 homes have closed escrow.  The low closed sale measures 1350 square feet and sold for $399,000.  The highest sale this year is located on Ladbrook Grove.  This home sits on almost an acre and is 5,684 square feet.  Mortgage rates fell this week with the 30 year fixed dropping from 3.86% to 3.78% and the 15 year fixed dropping from 3.10% to 3.06%.  It is expected that the Federal Reserve will begin to edge rates up beginning as early as June.  If you are considering the purchase or sale of a home in Coto de Caza or any where else in Orange County California, please give us a call.
