As we move solidly into the fall, Coto de Caza real estate market activity has slowed but well priced homes continue to sell. There are 99 homes listed for sale in Coto de Caza with an additional 29 in escrow. The lowest priced active Coto listing is priced at $445,000, is located on Via Conejo in The Village and measures 1987 square feet. The most expensive home on the market in Coto is in The Los Ranchos Estates, measures 14,000 square feet, sits on 9.5 acres and is priced at $10,995,000. Since the first of the year 181 homes have closed escrow in Coto. The lowest priced sale was a 1350 square foot condo on Oak Knoll which closed at $399,000. The highest closed sale was on Pradera, was 8600 square feet and sold for $7,500,000. Mortgage news continues to be good as rates declined further last week. The 15 year fixed dropped below 3.0% to 2.99%, the first time in six months to see a rate that low. The 30 year fixed fell from 3.85% to 3.76%. Coto de Caza residents are invited to attend a water saving workshop which will be held by the Santa Margarita Water District. The program will focus on landscaping and how to choose plants and an irrigation system to minimize water consumption.
