As we move solidly into the fall, Coto de Caza real estate market activity has slowed but well priced homes continue to sell. There are 99 homes listed for sale in Coto de Caza with an additional 29 in escrow. The lowest priced active Coto listing is priced at $445,000, is located on Via Conejo in The Village and measures 1987 square feet. The most expensive home on the market in Coto is in The Los Ranchos Estates, measures 14,000 square feet, sits on 9.5 acres and is priced at $10,995,000. Since the first of the year 181 homes have closed escrow in Coto. The lowest priced sale was a 1350 square foot condo on Oak Knoll which closed at $399,000. The highest closed sale was on Pradera, was 8600 square feet and sold for $7,500,000. Mortgage news continues to be good as rates declined further last week. The 15 year fixed dropped below 3.0% to 2.99%, the first time in six months to see a rate that low. The 30 year fixed fell from 3.85% to 3.76%. After several years of sitting in disrepair, the much beloved Coto de Caza general store may be preparing for a rebirth.  After years on the market, the store was acquired recently by Larry and Carol Guesno.  They have been sharing their plans with members of the community and the responses have been overwhelming positive.  The plans include an upscale restaurant and wine bar, meeting space as well as offices.  The new facility was designed by Todd Voelker of T.S. Voelner Architecture and will incorporate the latest in environmentally friendly design.  In keeping with the history of the facility, the Guesno’s have preserved and will be re-installing the original soda fountain which generations of Coto de Caza residents have learned to love.  If you have an idea for a unique use for the new Coto de Caza general store, send an e-mail to Larry and Carol at info@cotogeneralstore.com.

After much speculation it was recently confirmed that the Coto Valley Country Club has been sold.  The buyer is Kenny Paul Hrabik, owner of Allstar Events as well as the Dove Canyon Courtyard Wedding Venue.  Mr. Hrabik and his wife Leigh plan on remodeling the facility and opening it up to the community.  Plans include facilities for community events, sports as well as a wedding venue.  It is estimated that the purchase price was $2,300,000, well below what some developers bid, but the Hrabik’s offer was not contingent on rezoning the property.  In related news, the former Merryhill School property also closed escrow.  The buyer of that property was Oak Grove, LLC.  The purchase price on the only school within Coto de Caza was $1,850,000.  If you are considering the sale or purchase of a home in Coto de Caza, Dove Canyon, Rancho Santa Margarita, Robinson Ranch, Las Flores, Wagon Wheel Canyon, Ladera Ranch or any of the surrounding Orange County communities, please give us a call.

This is a Coto de Caza real estate update for March 16, 2015.  There are presently 84 homes listed for sale in Coto of which three are considered distressed.  Distressed refers to homes that are foreclosed on, or the seller will not have sufficient funds to pay back the mortgages on the property at the close of escrow.  The distressed represent 3.6% of the active listings.  There are an additional 29 homes in escrow.  This week we will take a look at market time, which is the length of time it takes from the day a home goes on the market until the day the home is listed as in escrow.  Right now it is taking the average Coto de Caza home 2.9  months to enter escrow.  Two weeks ago it was 2.2 months, 4 weeks ago it was 3.4 months, one year ago it was 3.2 months and two years ago it was 2.1 months.  The average price of a home in Coto stands at $2,200,000.  Mortgage interest rates rose last week.  The 30 year went from 3.75% to 3.86% and the 15 year went from 3.03% to 3.1%.  If you are considering the sale or purchase of a home in Coto de Caza, Dove Canyon, Rancho Santa Margarita, Robinson Ranch, Las Flores, Wagon Wheel Canyon, Ladera Ranch or any of the surrounding Orange County communities, please give us a call.

There are 102 homes listed for sale in Coto de Caza, down one from last weeks update.  The least expensive home listed for sale is on Oak Knoll, measures 1350 square feet and the owners are asking $399,900.  The highest price home remains the one on Secoya that is listed for $19,900,000 and has 16,000 square feet of living space.  There are an additional 25 homes that are in escrow at this time.  In the last 30 days 25 homes have been sold in Coto de Caza.  The least expensive closed sale was an 1850 square foot home located directly on the golf course on Dornoch Way that closed escrow at $699,900.  The most expensive sale was in The Woods on Fresian.  This home sits on over one acre, measures 7116 square feet and closed escrow at $2,979,000.  Interest rates continue to edge down and a 30 year conforming mortgage can now be had for as little as 3.875%.  If you are considering the purchase or sale of a home in Orange County California, please give us a call.
