About Our Team
Andrew Holzmann is a licensed broker with over 20 years of managerial experience and a founder of Terenea Realty. Active in Orange County real estate and property management since the early 1990’s he has resided in the communities of Monarch Beach, Laguna Beach, Dana Point, Laguna Niguel, Newport Beach and Coto de Caza. A former airline pilot and business owner Andrew brings diverse skills honed in these disciplines to every transaction. He is detail oriented, adept at contract negotiations, and successfully navigates the most difficult transactions. Andrew received his Bachelors Degree in Aeronautics from Embry-Riddle Aeronautical University. He is active in the Orange County Association of Realtors, the California Association of Realtors, and the National Association of Realtors. He has been recognized for excellence in the field as a recipient of the President’s Circle, Chairman’s Circle, and top “100” awards. A commitment to education has led him to obtain the Graduate Realtor (GRI), Council of Residential Specialists (CRS) and Accredited Buyer Representative (ABR) designations, in addition to being a Short Sale and Foreclosure Resource (SFR) Specialist. Andrew also serves as a trustee on the Association of Realtors Political Affairs and Election Committee.
An avid golfer and photographer, Andrew has co-chaired the annual golf tournament fundraiser for his children’s school and was a founding member of the Coto de Caza Rotary. His “outside the box” thinking has earned him two United States patents. The National Association of Realtors (NAR) offers the ePro designation to Realtors interested in staying on top of trends associated with the internet and its impact on the profession. The course of study includes the use of social media and e-mail and electronic marketing. Employment of e-office strategies as well as techniques for working with rich media technologies are discussed. The development of property specific websites and implementing an online presence are also taught in the program.
Accredited Buyer Representative (ABR)
The ABR designation is issued by the Real Estate Buyers Agent Council (REBAC) to agents working directly with buyer clients. The program involves extensive course work in addition to a passing grade of 80% on exams. Documentation must be provided to the council demonstrating that candidates have acted exclusively as a buyers representatives in at least 5 transactions. This designation is recognized by the National Association of Realtors (NAR) as the pinnacle in buyer representation.
Certified Residential Specialist (CRS)
The Council of Residential Specialists which is the largest affiliate of the National Association of Realtors (NAR), has been administering the CRS designation for over 30 years. Although NAR has in excess of one million members, only 34,000 hold the CRS designation. The association was formed to recruit and retain Realtors and real estate professionals seeking the tools and knowledge to maximize their income and professionalism in residential real estate. In order to be eligible for the CRS designation, agents must demonstrate that they have completed either 75 transactions or 25 million dollars in sales within a five year period as well as having completed 32 credit hours of education. Alternatively, the agent could have completed 25 transactions or 8 million in sales within a similar time frame as well as having completed 48 credit hours of education. The CRS is considered the gold standard in Realtor education and these agents are often sought by lenders and corporate relocation departments because of their consistently high level of professionalism.
Graduate Realtor Institute (GRI)
The Graduate Realtor Institute was developed by the National Association of realtors and is administered through the various state associations of Realtors. The program consists of 90 hours of coursework on topics including marketing, real estate law and servicing listed properties. The GRI program has helped the best and the brightest in the industry maintain a keen understanding of these areas. The GRI designation was established in 1974 as a means of facilitating continuing education for agents not satisfied with maintaining the status quo. Graduate Realtor Institute designees have made the commitment to provide a high level of professional services to their clients.
Short Sales and Foreclosure Resource Certification (SFR)
The Real Estate Buyers Council (REBAC), which is an affiliate of the National Association of Realtors (NAR), began offering the Short Sales and Foreclosures courses in 2006. The program gives designees the tools necessary to direct distressed sellers to the proper finance, tax and legal professionals when necessary. This program was designed by three industry experts with a combined 75 years selling real estate. As the number of homeowners suffering from some level of mortgage distress has increased over the last few years, the demand for agents with the SFR designation has increased.
Senior Real Estate Specialist (SRES)
Realtors with the SRES designation are qualified to address the needs of home sellers and buyers over 50 years old. By earning this designation, Realtors have demonstrated the necessary knowledge and expertise to counsel clients in this demographic. The areas of study include relocation, refinancing and the sale of the family home and these agents receive regular updates on changes in the industry as well as with the law that may affect these clients. Additional courses are taught in reverse mortgages as well as using IRA’s and 401K’s in real estate transactions. Your SRES can source other professionals from their network including home inspectors, CPA’s, Lawyers as well as movers.
Corporate Relocation Specialist
Corporate Relocation Specialist’s are trained in counseling both companies and their employees in destination and origin relocations. The areas that are typically addressed include time frame, budget, and covered expenses. On an outgoing move, areas to be considered include the listing and sale of the home, staging if necessary and sourcing of moving companies among others. When relocating into the new area the process begins with a consulation, an orientation trip, search for homes, school considerations as well as neighborhood specifics. Real Estate Broker
The state of California issues two licenses to individuals interested in selling real estate, Salesperson and Broker. Salespersons are required to work under the supervision of an employing broker and the broker is responsible for the actions of their associates.
